RentRivals is a free online property-trading board game you play in your browser — no download, no account. Race around the board, buy streets, collect rent from rivals who land on them, wheel and deal in trades, and be the last tycoon standing (or the richest one when the round limit hits). This page covers everything from your first roll to the three-tier Extreme board.
From the menu, enter a name and either Create Private Match (you'll get a 4-letter room code to share with friends), Find Public Match (a 4-player lobby anyone can join), or Join Room with a friend's code. Short on humans? Add CPU players in the lobby and pick their difficulty — Easy, Medium, Hard, or Impossible. The host presses Start Game when everyone's in.
Every player starts with $1,500. You win by being the last player who hasn't gone bankrupt — or, if the room uses a round limit (25 or 50 rounds), by having the highest net worth (cash plus property values) when the limit is reached.
You also collect a salary every time you complete a lap past Start — steady income to fuel your next purchase.
Rent is the engine of the whole game, and it scales far beyond the number printed on a deed. The moment you own every property of one color, the base rent on those spaces doubles — even before you build anything. That's why completing a color set is the single most valuable thing you can do, and why savvy players guard the last deed a rival needs like treasure.
Once you hold a full set, you can start building, and rent climbs steeply with each upgrade:
Buildings come from a limited bank supply, so there's a quiet race to build before the houses run out. The practical takeaway: don't sit on a completed set — put houses on it fast, because an unbuilt set earns only a fraction of its potential.
Not every square is a colored street. Railroads pay more the more of them you own — a single line is a modest earner, but a player who corners several turns every railroad landing into a painful toll. Utilities (like Solar Power and the water and gas works) charge based on the dice and how many you hold. Both are spread bets: they don't require a matching set, so they're reliable income and handy trade bait — especially on the Extreme board, which adds extra railroads and utilities down on the Ground Streets ring.
Running low? Open Manage Properties to mortgage a property: you get quick cash, but it earns no rent until you pay the mortgage off. Go bankrupt — unable to pay what you owe — and you're out of the game, with your fortune settling to your creditor.
The Trade Center lets you offer any mix of properties, cash, and Get Out of Jail Free cards to another player. Tap properties on the board to add them to an offer, preview both sides, and send it. Your rival can accept, decline, or let it hang while they think — a well-timed trade that completes a color set is often the move that wins the whole game.
Beyond streets and cards, RentRivals has spaces that can flip a game on its head. Mystery Boxes deal a surprise — a payout, a fine, or a sudden move. And on the Bonus tier, the whole market can lurch with an economy event that rewrites the rules for everyone at once for a set number of rounds:
The three-tier Extreme board piles on more: Land Grab jumps you to the nearest unowned property, Forced Deal lets you buy any property that isn't part of a completed set from its owner at 10× the printed price (and they can't refuse), a Cash Windfall hands you $500, and a supercharged Pay Day corner is worth $300. Get sent to jail and your empire keeps earning, but you're stuck until you roll your way out, pay your way out, or play a Get Out of Prison Free card. Sometimes a few turns behind bars late in the game is a blessing — nobody charges rent to a prisoner's wallet while they sit still.
If the room has minigames enabled, the game pauses between rounds for a quick burst of pure skill, and the winner pockets $20. The collection rotates through fast challenges like block-drop chain puzzles (connect 3+ of a color — chains score big), steady-hand line tracing, and color-trick reflex tests where you must tap the ink color of a word, not what it says. There's also a Casino space on the board where you can try your luck at Blackjack. Prefer the minigames to the property empire? The Minigame Arcade mode on the menu skips the board entirely and lets you play any minigame against three CPU rivals.
RentRivals is played on a signature stacked "wedding-cake" board, and you choose how many tiers are in play right from the menu:
On the multi-tier Standard and Extreme boards, staircases connect the levels — and the dice decide whether you use them. Land on a staircase and an even roll takes the stairs up or down to the next tier, while an odd roll keeps you on your current level.
🎩 Rent Rivals Classic is the original single-track, 40-space board — pure, familiar, cutthroat. The quickest way to play.
🏠 Rent Rivals Standard is the balanced default. It uses two tracks: the 40-space main board plus a Bonus tier stacked one storey above it, linked by staircases. You get more properties and more routes around the board than Classic, without the full sprawl of Extreme.
🏙️ Rent Rivals Extreme stacks three tracks into the full wedding-cake board. Below the main board sits the 56-space Ground Streets ring: 30 streets named for world cities, extra utilities and railroads, Land Grab and Forced Deal spaces, a $500 Cash Windfall, a $300 Pay Day, and the dreaded Worldwide Depression. The Bonus tier sits above the main board as in Standard. More spaces means more properties, more rent traps, and longer, wilder games — and everyone starts with double the cash ($3,000 instead of $1,500).
Every room has lobby chat and in-game Table Talk with emotes for gloating responsibly. If your connection hiccups, use Rejoin from the menu to drop back into your seat — the room remembers you. Keep chat friendly; the Terms of Service cover the house rules for behavior.
Is it really free? Yes — RentRivals is free to play and supported by ads. There's nothing to buy.
Do I need an account? No. Enter a name and play; the game uses an anonymous session behind the scenes.
How many can play? Grab friends with a room code, fill seats with CPUs, or join a 4-player public match.
Is the Casino gambling? No — every dollar in RentRivals is play money with no real-world value.
Phone or computer? Both — it runs in any modern browser.
What's a Skyscraper? It's the top building level — one step above a hotel — charging even higher rent. It's one of the things that sets RentRivals apart from a standard property game.
How long does a game take? As long as you like: pick a 25- or 50-round limit for a quicker match, or no limit to play until only one tycoon remains.
What happens if I disconnect? Use Rejoin from the menu to return to your seat — the room holds your place and your empire until you're back.
